Single-Family Home Transactions Up 19% for KIRE
Despite the media’s tendency to report gloomy economic news, there are several great reasons to buy real estate and to do it now. The current price, selection, and value in the Kiawah villa market is more competitive than it’s been in eight years. Also, the number of single-family home transactions on Kiawah is up 19% over last year, while the available inventory in the single-family home category is down 25% since its peak in 2009.

KIRE Closes Seventeen Properties for more than $20 million in August
Since we last shared our Just Solds one month ago, Kiawah Island Real Estate has closed on seventeen properties for more than $20 million – that’s more than one closing every other day for the entire month of August. Of these, twelve were single-family homes and with our single-family home inventory on the decline, down 24% from last year, we feel optimistic that villas and homesites will follow this same trend in the near future. As inventory continues to decrease, greatly diminishing the choices available, prices will inevitably start to rise. For potential buyers, this means the best values are available now.

May Just Solds
It’s been a busy spring season on Kiawah. While Club Members enjoyed a successful Member-Guest tournament at the Kiawah Island Club this past March, construction continued on the eagerly anticipated River Course Clubhouse. Thousands of vacationers descended upon the Island for Spring Break and the Easter weekend, and Freshfields Village stayed lively both day and night as it hosted its annual Spring concerts and events.

On Kiawah Island, the temperature isn’t the only thing heating up these days. We’ve entered into the spring season and the Island is abuzz with energy and activity! During the first quarter of 2011, we reported 42 sales for a total dollar volume of $63.2 million.
