Breaking Ground at Indigo Park

When it comes to building beautiful homes on Kiawah, Candace Dyal is no stranger. She is responsible for the stunning transformation of 109 Flyway Drive from a traditional, Georgian-style home into a Nantucket-inspired, Silver LEED certified retreat. Now Candace is taking her green-conscious building efforts to another level with the development of Indigo Park. Not only a first for Kiawah but once completed, Indigo Park is anticipated to be the first LEED Certified community within a luxury resort.

Located behind the Vanderhorst Plantation gate and adjacent to the River Course, Indigo Park will consist of 16 homes overlooking the picturesque marsh to Rhett’s Bluff.  What makes these homes so unique and desirable is the fact that each one is being built with the goal of receiving a Platinum level certification within the US Green Building counsel’s LEED (Leadership in Energy & Environmental Design) program for homes, a green building certification program recognized around the world.

“It’s a matter of materials, site location, and attention to landscaping that qualifies a home for LEED certification,” explains Candace Dyal, president of Dyal Compass, a Boston-based real estate investment company that owns the development and is spearheading the project. “The materials for Indigo Park are not only green, which helps reduce gas emissions, but they are also very durable and low in maintenance. These characteristics are very appealing to homeowners.”

Home Features

  • Homes will range in size from 2,000 to 3,000 square feet.
  • NuCedar shingles on the exteriors mean no need for painting, staining, or power washing, which contributes to the low-maintenance appeal of the homes.
  • Hurricane-resistant windows and doors, along with energy-star appliances throughout, add up to significant savings on utility bills.
  • Geothermal systems are not only quiet and environmentally friendly, but they also contribute to the energy efficiency of the homes.
  • Every garage is outfitted with a 220-watt outlet to plug in an electric car.

Also appealing to homeowners will be the three model designs, based on ‘true southern charm with an edge’: The Azalea, The Sweetgrass, and The Camellia with the option to add an elevator, outdoor pool area and guest cottage.  And what might be considered the best feature of the community is the area that Dyal describes as a “park within the park.”  Dyal Compass donated a prime piece of property within the development to the Kiawah Island Natural Habitat Conservancy for everyone to enjoy, even those who are not residents of Indigo Park. As Dyal explains “It is not about oneself but the island as a whole. It’s the sense of belonging to a greater thing, which is Kiawah itself.”

As of now, neighborhood roads are being cleared and plans are moving forward to build a model home in The Sweetgrass design, to be completed in Spring 2012. Indigo Park is expected to be available for purchase beginning this Spring.
