Christophe Harbour Sales Have Wind In Their Sails

As we move toward the second decade of the 21st century, the enduring brand strength of Kiawah Development Partners (KDP) is proving its vitality once more. Last February, KDP unveiled the Founder’s Program for an exclusive collection of homesites at the new Christophe Harbour resort in St. Kitts. By the end of October, the Founder's Program had produced firm and signed contracts for nearly $30 million in homesite sales, signaling a highly successful launch of Phase 1 real estate sales and great promise for the future. Founding members selected from a collection of homesites of one-third acre to nearly one acre, priced from the $500,000s to more than $3 million, nestled between the Caribbean Sea and Atlantic Ocean at Sandy Bank Bay.

With high demand for Christophe Harbour’s debut real estate offering, only a few Founder’s positions remain available. As if the singular beauty and extraordinary environment of St. Kitts weren’t enough, buyers invited by KDP for Founders status enjoy pricing discounts, waiver of all Christophe Harbour Club and initiation dues, and a one-time “trade up” option. The option allows owners to use the appreciation of their Sandy Bank Founder homesite to acquire a homesite in a later release. Founders are also assured of a 100-percent return on the purchase price of their homesites if certain key amenities are not well underway or completed within three years.

Christophe Harbour continues to draw strength from the other visionaries who have joined KDP in the venture – Mandarin Oriental Hotel Group, Fazio Golf Course Designers, and several prominent architecture, environmental, and engineering companies. The popularity of the project has also been influenced by the fact that Robb Report Vacation Homes recently named St. Kitts and Nevis among its “Top 10 Places to Buy Right Now.” If you had come to the groundbreaking for Christophe Harbour’s new 18-hole championship golf course two weeks before Thanksgiving, you’d be smitten, too – by the weather, by the scenery, and by the promiseof this beautiful setting. As temperatures in New York huddled in the 30s, Buddy Darby stepped out into an 80-degree day more than 1,700 balmy miles to the south. With free-flowing northeast trade winds providing natural air conditioning, he, course designer Tom Fazio, and St. Kitts & Nevis Prime Minister, Hon. Denzil Llewellyn Douglas scooped up shovels of dirt atop Priddies Plateau several hundred feet above sea level – and the golf course was launched.

The site for the resort and the golf course is nothing short of spectacular. The Par-72 course to be built atop a volcanic ridge and along a natural inland cove, will make the most of the stunning beach-levelto- mountaintop site. Golfers can look in any direction and see breath-taking panoramic views across the ocean and the Caribbean Sea.

The 2,500-acre Christophe Harbour resort community will be an international luxury resort destination, enhanced by a mega-yacht harbor and marina village, residential real estate, shopping, and the Mandarin Oriental, St. Kitts. KDP is majority owner and guiding all steps of the master developer, Christophe Harbour Development Company (CHDC).

What will Kiawah Island property owners eager to be part of the Founder's Program see when they come to consider purchasing property, or invest in a marina slip? Already, the opening of The Beach House restaurant and Bungalows at Christophe Harbour have brought a sporty, oceanfront style and sophistication to St. Kitts. The Beach House offers dining for 60 inside and 30 alfresco, a private dock, outdoor gazebo, veranda, hammocks, and lovely of Nevis. As with KDP developments on Kiawah Island and in Doonbeg, Ireland, respect for the natural environment will be evident throughout this world-class community. For example, to build in sustainability, the course designers are taking steps to curb erosion and filter water via reverse osmosis, preserve wetlands, and to use groups of saltwater mangroves that treat runoff water.

The Fazio team similarly demonstrated their ability to connect courses with the environment when they created The River Course and Osprey Point on Kiawah Island. Careful consideration of the valuable and sensitive St. Kitts environment is also primary in the plans for every aspect of the development.

Expected to launch in 2011, Christophe Harbour should propel St. Kitts and KDP to the forefront of high-end tourism in the Caribbean. For more information about Founder’s Program incentives and ownership opportunities, call 800-881-7180 or visit http://www.christopheharbour.com.
