109/111 Flyway was constructed according to green building practices in an existing residential area, with a goal of minimizing environmental impact. The home’s construction and its features were designed to reduce our ecological footprint and allow the homeowner to live with as little maintenance and up-keep as possible.
One way to accomplish this goal was to reduce greenhouse gas emissions by increasing energy efficiency. This home is 35 percent more energy efficient than a typical home built to current building codes through a combination of Low-E windows, Energy Star appliances, on-demand water heaters, high-efficiency variable speed HVAC units with Puron® refrigerant, closed-cell foam insulation, tight building practices, minimum duct leakage, and more. Low-flow faucets, showers, dual-flush toilets, high-efficiency irrigation systems, and other thoughtful fixtures save more than 20,000 gallons of water a year. Also included is a front-loading washing machine which saves 10,000 gallons more. Greenhouse gas emissions are reduced, as well as the cost of your water and energy bills.
Indoor environmental quality was another important factor considered when creating this project. This was accomplished through sealing the lower level from living areas, as well as providing better ventilation, high-efficiency air filtration and using products with low VOC content, and much more. These features reduce indoor allergens, so you can be assured the air you breathe is clean and safe.

This home is more than just green; it’s a place for friends and family to gather and make lasting memories. In renovating this residence by the sea, Christopher Rose Architects left no inspiration unexplored. The home’s double oceanfront lot proved ideal for showcasing some truly extraordinary outdoor living spaces such as an outdoor kitchen and swimming pool.

The main house occupies 5,889 square feet, with five bedrooms and six full baths, and includes antique heart-pine floors, locally-built custom wood cabinetry, coffered ceilings, wainscoting, and paneled walls. The Dyal/Flyway team felt that guests should be as comfortable as the owner, so they dedicated an entire cottage to friends and family. Like the main house, it has heart-pine floors, plus a VELUX® solar hot water system that heats the water serving each bathroom.
