The Cottages at Cypress Point – Kiawah Introduces New Eco-friendly Neighborhood
Kiawah Island’s newest neighborhood, The Cottages at Cypress Point, puts Kiawah’s commitment to preserving natural beauty and creating environmentally sensitive projects into practice. Guided by the philosophy that nothing is more perfect than nature, the Cypress Point team is dedicated to reducing its ecological footprint while striving to enhance the surrounding natural habitat.

Located on the fifth hole of the River Course, Cypress Point backs up to a lagoon and is surrounded by grand trees that create a canopy for the neighborhood. For added privacy, the team worked with KDP’s landscape architects to stagger building envelopes so homes are tucked away underneath this canopy of trees. Homes are made of natural stucco and, at 2,000 - 2,500 square feet, do not compete with the neighborhood’s natural beauty.
“This is a virgin site, a spectacular site,” says Mitch Laplante, principal architect for the neighborhood, adding, “The views are stunning. What one will see in this neighborhood are trees, a lagoon, and golf course vistas.” Laplante, of Laplante Associates, has worked with Kiawah homeowner for the past 15 years and is well known for his passion for conservation. For this neighborhood, Laplante believes that nature should have first priority and man second. He envisions a place in tune with nature that posterity can be proud of.
Under the guidance of the Kiawah Island Natural Habitat Conservancy, an understory, or vegetative environment, will be planted to increase the natural surroundings for animals. As a result of this effort, Kiawah’s wildlife will actually have more, not less habitat. Clear cutting was not an option for this project, leaving each grand tree in its rightful place. Rather than removing trees, streets were laid out around them and they were carefully groomed to maximize views. And to ensure minimal waste, great care will be taken to recycle building materials.

The result of this responsible building concept is a collection of 23 built-for-sale homesites with three different floor plans—The Monterey, The Leyland, and The Vista—each designed to complement the wooded setting. For select homesites, the Private Collection offers six floor plans from which to choose. Residents will also have access to a private garden-like pool area for relaxing and enjoying the ambience. This new neighborhood has created such excitement that the three model homes have already been pre-sold.
